Real estate expert predicts 30 percent fall in housing prices (2011/12/26)

Government measures to lower housing prices seem to be having an unintentionally severe effect. The number of transactions for the last quarter of 2011 is expected to set at an 8-year low and one real estate expert is predicting a drop in housing prices of more than 30 percent.

The real estate market has been so bad recently that some real estate agents have been taking on second jobs to make ends meet. The main reason for their hard times is the extremely low number of transactions over the past three months.

Two recent government measures, the imposition of a luxury tax and a regulatory change requiring the real transaction price to be reported for the purpose of property-tax collection have hit the real estate market hard. Public confidence in the general economy and real estate market are at a 3-year low. Chang Chin-oh, a professor of land economics at National Chengchi University believes house prices will fall at least 30 percent.

About 70 percent of consumers are not optimistic about the first quarter of next year. Whenever prices are adjusted down by more than 20 percent, it is not just a real estate market problem—it is a problem for the overall Taiwan economy and overall financial situation.

With those in the business and the general public both pessimistic, it would seem that only after a fall in prices will the market pick up again.

政府打房頻出招,讓成交量出現八年來新低點,市場分析明年房價至少下修一成,而近三個月來都沒有成交的房仲經紀人,現在也得兼差賺更多錢。

房市景氣不好的關係,現在有許多房仲經紀人除了賣房子,還得出去兼差賺外快,多賺點錢.會這麼辛苦,就是因為這三個月來房市交易都掛零。

奢侈稅和實價登錄,重挫房市,而且房仲統計,民眾對於明年景氣和房市的看法是三年來的低點,政治大學教授張金鶚更直言,房價至少下修三成。

市場人士和民眾都不樂觀,現在只能等景氣復甦,房市才能解凍。
